By submitting a financing request, you consent to receive communications, notices, disclosures, and documents related to that request electronically — by email, or through this intake — instead of on paper. You may withdraw this consent or request paper copies at any time by emailing dmitchell@focusedfundsgroup.com. Withdrawing consent does not affect communications already delivered, and may delay or prevent us from continuing to review your request electronically. Keep your email address current with us so we can reach you.

Documents you upload are transmitted over an encrypted connection and stored in private storage. Access is limited to your own session and to authorized Focused Funds Group reviewers on an internal allowlist. Documents may be shared with prospective lenders and service providers as needed to evaluate or process your request. No system is completely secure; please do not send sensitive documents through unsecured channels such as ordinary email or text message.

Focused Funds Group arranges business-purpose loans secured by investment real estate — fix and flip, DSCR rental, bridge, ground-up construction, portfolio, and commercial scenarios. Loans discussed through this intake are for business or investment purposes and are not intended for personal, family, or household use. Program availability varies by property type, borrower profile, and jurisdiction.

Figures shown while you complete this intake — including LTV, LTC, DSCR, and any program suggestions — are preliminary estimates generated from the numbers you enter. They are for planning discussion only, are not verified, and can change once a lender reviews appraisals, title, insurance, budgets, and your documentation.

Submitting this intake, receiving estimates, being matched with a prospective lender, or communicating with Focused Funds Group is not an approval, a rate lock, an offer of credit, or a commitment to lend. No terms are binding unless and until they are set out in a signed loan agreement issued by a lender. Final terms and funding are subject to underwriting, verification, program availability, and lender approval, and any request may be declined.

You are responsible for the accuracy of the information and documents you submit. When you certify accuracy and provide authorization in the intake, you allow Focused Funds Group to verify the information you provided and, where applicable, to obtain credit or background information in connection with your request.
